These terms cover the free calculators and articles on TrueCostCalc and the paid products we sell, currently the Real Estate Investment Analyzer Bundle. Buying a bundle means you accept these terms.

Your License

One purchase grants you a perpetual, non-exclusive license to use the spreadsheets for your own personal and business analysis. You can install them on devices you own and make copies for your own backup. You can use the numbers they produce in your own deals, with your lender, or with your accountant. What you can't do is resell, give away, publish, or otherwise share the files themselves, or a modified version of them, as a competing product.

Refunds

Every bundle comes with a 30-day money-back guarantee, no reason required. Email support@truecostcalc.com or use the receipt link from Gumroad and we'll refund you.

Not Financial, Tax, or Legal Advice

TrueCostCalc provides estimates for informational purposes only. The calculators, articles, and spreadsheets are not personalized financial, investment, tax, insurance, or legal advice, and using them does not create an advisor–client relationship. We are not a broker, lender, CPA, or attorney. Every projection depends on the assumptions you enter — growth rates, rents, vacancy, taxes, exit price — and real results can differ substantially. Verify the math that matters with a licensed professional before you commit money to a decision.

As Is, and Limitation of Liability

Products and calculators are provided "as is" without warranty of any kind, including that they are error-free or fit for a particular purpose. Formulas can break when you edit them, when a spreadsheet app changes, or when inputs are outside the ranges the template expects — check any figure you act on. To the maximum extent allowed by law, TrueCostCalc and its authors are not liable for losses arising from use of the site or the spreadsheets, including lost profits or bad deals made on numbers from them. Your only remedy for a product you're unhappy with is a refund.

Payments and Third Parties

Checkout is handled by Gumroad, which processes payment and delivers your files under its own terms and privacy policy. We never see or store your card details. Site measurement uses Google Analytics. We may update these terms; the version above is the one in force, and the current copy is always at this URL.
